Asheville or Chattanooga
Quasi coastal- near enough to the ocean and Gulf. Nature/trees/mountains. Medium sized cities with all the infrastructure you need. Growing.
Avoid PNW because of cost, and in my opinion the weather is crummy. Trust me, I know what crummy weather is having lived quite some time in Michigan.
Avoid Tampa because of heat, humidity and hurricanes. You specifically listed hurricanes as an “avoid”.
