Finding land to build on. How to?
Anyone have experience searching for land to build a house on? I'm finding it a very daunting task. I'm trying to find 50-100 acres in the "country" but actually searching for listings has been very hard as there's no real "database" of sorts and as far as I know there's not really any realtors for land listings in the country. That combined with worries of deaded access type stuff and future imminent domain stuff really has me at a standstill.
plus even if I find a good plot, you have to worry about be able to drill a well, if it's going to flood in rain, if the soil is suitable for pasture... There have to be consultants for this kind of stuff.

Any realtor should be able to help you. Most properties, except for those being sold privately, are listed on MLS. Deeded access and zoning should be listed in the property description and/or on the plat of survey. Any offer can be contigent on a successful perk test to ensure the land can handle a septic system. Contingencies can also cover you for flood plain analysis, etc.
