Rates just tumbled to record lows!
Been waiting for this. I'm about to re-fi a couple of our properties.

I just can't yet find one on my remaining principal that justifies paying the points. I have about 8 years left on 3.875

Although I expect rates to rise, I seriously doubt they will jump more than a point or two. Which is still VERY good.

Damm, Im at 3.25% but I was just trying to refi to get out of PMI but my debt to income ratio is too high.

That is a VERY good rate my friend even with PMI. I'd stay put.

I refi'd my primary residence with a 3.75% rate at 30 years fixed before the summer of 2012. I purchased a vacation home September of 2012 with a 3.25% rate at 30 years fixed. I did do a buy down in points but I can't remember at the moment what it was. I think it was a .5 or .75% buy down. It was only a few hundred to do so and the mortgage company screwed up and quoted me a number lower than it should have been. They honored the mistake though because I had it in writing in an email.
