Coral Gables is probably not what you're looking for, the property values are still pretty high there (considering the rest of FL). Aside from it's proximity to Miami, it's not a real great vacation home area (way too much traffic). Homestead you can forget, pretty much miles and miles from anywhere. It's the gateway to the Keys if you like to snorkle/scuba though.

Why? My parent's place value TRIPLED in 10 years. In this horrible economy it only doubled. Boohoo!

why? because i know someone who did listen to her and bought a house there back in 2005. The prices tanked and he can barely rent it out right now, having to pay $750/mo out of his pocket on top of the rent he is collecting, just to be able to cover mortgage. He has another property here, in San Diego, which he is also upside-down on because of the housing market collapse.

It may be OK if you live there and know that 10 years down the road you may be able to sell your house for profit, but I do not wish to get into a 10 year financial hole like that and lose a pretty good chunk of my monthly cash flow, just to buy a house in a state where i would never live.

Haha. I have an oceanfront condo there about 1/4mi north of the port everglades inlet.
