as far as I know you can't sell directly to a third-party like CarMax without paying off the lease first. However when I bought my car at lease end I found the folks at BMW Financial Services to be extremely helpful. Keep in mind we are all in USA and rules in Canada may be different. Call them it costs nothing (at least here) and get a hopefully straight answer and the how to.

This appears correct. CarMax does buy leased vehicles, with the following caveat on their website:

Please note that CarMax cannot purchase a vehicle currently leased through the following companies: Nissan Motor Acceptance, Infiniti Financial Services, Honda Finance, Southeast Toyota Financial, GM Financial, Ford Credit, Mazda Credit, World Omni, Volvo Financial, Lincoln Credit, Acura Financial, BMW Financial Services, Volkswagen Credit, Audi Financial Services, Ally Financial, and Tesla.
