Moonroof Seal Issues
Back in January, we received some heavy snows here in Nashville, and I noticed the alcantara headliner was soaked through above the passenger visor once the snow melted. The service department found the cause of the leak - a bad moonroof seal. They sent a video showing where seal had become partially dislodged. They “fixed” the issue, though I’m not sure if they replaced it.
When washing my X7 today, I found that the seal has done the same thing again, and there is a huge gap on one end. Has anyone else had this problem? Frustrated that this car may be plagued by roof leaks. Pictures below: |

Got same problem on my 21 XB7, Bmw service confirmed and fix it.
CUSTOMER STATES PLASTIC PIECE STICKING OUT OF PANORAMIC ROOF Cause: FRONT GLASS SEAL CAME LOOSE. Correction: FOUND FRONT SUNROOF GLASS REAR SEAL CAME LOOSE AND PINCHED BETWEEN THE FRONT AND REAR GLASS.REPLACE SEAL AND ADJUST GLASS.INITIALIZED SUNROOF. BM54-10-7-493-155 GASKET, GLASS COVER Good luck!! |

I had a similar looking issue on the 2020 I just got rid of. I didn't have any water issue caused by it it over 2.5 years, though. It annoyed me whenever I washed the car, but I always forgot about it by the time I dropped it off at service.
