Front tires edge cracking

What's up guys? I inspected my front tires and both are like this with these edge slight cracks. What does it mean? Do I need new tires or do I need a wheel alignment or is this normal? I have plenty of thread left on both tires. My rear tires don't look like this.

That looks like dry rot. If it were me, I’d be buying new tires.

I would say that surface dry rot, probably not too deep, but happens a lot if people use tire shine like armor all… it dries out the rubber over time. Could also be that the car has sat for some time due to Covid?

I actually drove it more during covid than anyone I know. I'm shopping for new fronts.

Purchased two front tires from Tire Rack. Expected delivery 8-4-22. Suckers are expensive but do come with a two year free road hazard protection which includes road side assistance and replacement of tire if it's unrepairable.

Have you been on the track with these tires?
No. I've never tracked the car but I did purchase pre certified 1 1/2 years ago so who knows. It was leased to a business and only had 24k miles when I purchased. I don't recall seeing the cracks that bad.

What really brought my attention to them was when I curbed one of my wheels. Upon inspection and using touch up paint to cover the damage,I took a good look at the tires. I also did a 5 hour round trip drive to Greenport Long Island in New York and ended up driving for several miles on roads being repaired going and coming along the LIE where it was being repaved. Lucky I have the entire front wrapped with PPF!! 🤦🏻*♂️😳

I believe this trip really brought out the issues with the tires and had me take a real good look at them while inspecting for chips.

I was just curious because the edges of the tires will get "burned" on the track and my rears (maybe fronts a bit too) have a similar look only not as dry. Instructors said it was from the camber and rear tire folding over in turns.

Doesn't take much for the front tires to get worn down to the Michelin man's hand, which is the limit of the contact patch. But most people won't get there. Maybe they drove it hard or maybe it just happened somehow.

Ultimate hack coming your way:

Michelin will warranty replace them for free. Just call them and tell them you have premature cracks and you don't feel safe driving on them. They'll send you to an authorized tire dealer for an inspection, and the can get it approved same day.

I just went through this on a set of BF Goodrich (owned by Michelin) tires for my bronco. Super painless.

Funny you should mention that. I was reading the warranty last night on the Michelin website. I wonder if it would apply to me? I guess I'll find out.

Get the rears too. Whether Michelin replaces the fronts or not, unless you can date the rears, they’re probably not far from experiencing the same problem. Wait once for all 4 instead of piecmealing it.

The rears are actually in good condition with plenty of thread. No issues to report.

No, I actually reached out to the BMW service manager today and discussed my situation. He's going to see what can be done and requested photos and DOT numbers. I found some cracking in the rear tire edges as well but not nearly as bad.

Let's see what happens. I'm on it and will keep you all posted.

*UPDATE*

Received a call from BMW TSA and they've started a case number with Michelin. They want me to bring the car in tomorrow so they can check all of the thread depth and take more picts. He stated that Michelin wanted this to determine the value. Sounds like I might get a new set. Keep you all posted.

UPDATE #2

Drove my car to the dealership today for picts and tread measurements by the TSA. The Tire rep said I still had a lot of tread left. He was able to reach out to the Michelin rep with all of the info while I was in the dealer looking around.

So far as it stands Michelin will give me 35% off a new set of tires and supposedly the dealer will discount prorated amount based of tread depth. I'm surmising I'll end up paying around 50% when all said and done. Let's see what happens
