You should include the payment excluding tax in case someone out of state wants it; then s/he can calculate tax based on his/her state.
You should also list the MSPR as well as some pics

The "Total Out Of Pocket To Assume Lease: $6,450 (non-negotiable)" is independent of the the "Payoff as of 2/19: $66,971.44"?
So, to buy it would be about $73K?
